How much do property maintenance jobs cost?

Accepted Answer

Small jobs (single tap replacement, minor plaster patch, silicone reseal) typically start at £80–£150. Half-day jobs (gutter clearance, small fence repair, fascia patch) usually run £180–£280. Full days are around £320–£420 inclusive of two tradespeople. Larger packages (e.g. void property turnaround) are quoted as a fixed price after a free site visit.

Do you offer same-day or emergency call-outs?

We offer next-day visits for most reactive jobs in Hillingdon, Uxbridge, Hayes and surrounding areas, and same-day where the diary allows. For genuine emergencies (water ingress, roof damage after a storm, security issues after a break-in) we'll always do our best to attend the same day. Do you work with landlords and letting agents?

Yes — landlords and agents make up a large share of our maintenance work. We handle void turnarounds, end-of-tenancy repairs, ongoing reactive maintenance and scheduled annual inspections. We can invoice in the agent or landlord's name, send job-by-job photo reports, and work to agreed pre-authorised spend limits so we can crack on without waiting for sign-off on every small repair.

Can you handle commercial property maintenance?

Yes. We look after small commercial premises across West London — shops, salons, offices, takeaways and serviced flats. We're fully insured (£2m public liability) and can work outside trading hours where access requires it. Larger maintenance contracts are quoted on a planned/reactive split.

Will I get the same person each visit?

For ongoing landlord and commercial accounts, yes — we deliberately allocate the same lead tradesperson to your portfolio so they get to know the properties, the boilers, the quirks and the tenants. For one-off jobs you'll get whichever team is best suited to the work.

What guarantees do you offer on maintenance work?

All workmanship is guaranteed for 12 months. Where we install branded products (boilers, hot water cylinders, roof coverings, fascias) the manufacturer's warranty applies on top of our labour guarantee. We're fully insured and provide a written invoice for every job.

Do you tidy up after the work?

Always. Dust sheets and floor protection on every internal job, all waste removed (we're licensed waste carriers), and a final walk-through with you at the end so you can sign off the work and we can answer any questions.

Yes — particularly useful for landlords with newly acquired properties or homeowners planning to sell. We do a top-to-toe inspection (roof, gutters, fascias, brickwork, windows, internal damp/condensation, kitchen and bathroom, electrics visible defects) and produce a prioritised report with indicative costs. Typically £150–£250 depending on property size, redeemable against any work booked.

How quickly can you start?

For small reactive jobs, usually within 24–48 hours. For half- to one-day maintenance jobs, normally within the week. Larger packages (refurbs, planned maintenance) are typically scheduled 1–3 weeks ahead. We always give you a realistic date — we won't promise tomorrow if we can't deliver.
